As architects we spent a fair amount of time in this building buying studio supplies when it was formerly Pearly Paint, so our conversion of this commercial building to 4 floor through apartments with ground floor retail felt like the end of an era.  This project had it all for a small building – public Landmarks review, environmental remediation, underpinning, de-watering for the new elevator, and custom cast iron fabrication.  The floor plan elegantly incorporates three en-suite bedrooms per floor, with a generous entry and open kitchen and living space.  With a new residential lobby on Lispenard Street, this Tribeca address is a downtown oasis on bustling Canal Street.
